- How do you decide what to offer for my property?

Because we pay the repair costs and the normal closing costs ourselves, those are factored into the number. We're glad to walk you through how we arrived at the offer.
- Do I need to make repairs or clean out the house before selling?
- No. We buy houses as-is. You don't need to fix anything, paint, clean, or stage the home, and you can leave behind anything you don't want to take with you.
- Are there any commissions or fees?
- No. There's no agent commission and no fee from Jesemm West CA Group LLC, and we pay the normal closing costs. The price in your written offer is the amount we pay.
- How quickly can you close?
- Typically between 7 and 30 days. You choose the closing date, so if you need to close quickly we can move fast, and if you need time to move out we can schedule the closing later.
- Am I obligated to accept your offer?
- No. The offer is free and comes with no obligation. You can take time to consider it, compare it with other options, or simply decline.
- What kinds of properties do you buy?
- Single-family homes, townhomes, and land in Fresno, Clovis, and across the Central Valley — in any condition, occupied or vacant.
- Do you buy vacant land?
- Yes. We buy land as well as houses. Send us the parcel's address or APN and a few details about it, and we'll look at it the same way we would a house.
- I inherited a house. Can I sell it to you?
- Yes. Inherited homes are one of the most common situations we help with. If the property is going through probate, the sale is normally signed by the estate's executor or administrator, and we're happy to coordinate with the estate's attorney.
- I'm behind on my mortgage. Can you still buy my house?
- In many cases, yes. Because we pay cash and close on a set date, a sale can often be completed on a known timeline. We're not attorneys or financial advisors, so we'd also encourage you to talk with your lender or a HUD-approved housing counselor about every option available to you.
- Do I have to sign up for text messages to contact you?
- No. Text messages are entirely optional. You can send our contact form without ticking either text message box, or simply call or email us.
