Services

Cash home buying, wholesale & renovation

Every sale starts with a free, no-obligation written cash offer. Here's what each part of our business involves, and what it means for you as a seller.

01

Cash Home Buying

Selling the traditional way usually means repairs, staging, showings, an agent's commission, and a buyer whose financing can still fall through weeks into escrow. Selling to Jesemm West skips all of that. We are the buyer, we pay cash, and we don't need a bank's approval to close.

We buy single-family homes, townhomes, and land in Fresno, Clovis, and across the Central Valley. Condition doesn't rule a property out. An outdated kitchen, a failing roof, foundation cracks, an overgrown lot, or a house still full of a previous owner's belongings are all things we account for in our offer, not things you need to fix first.

After a short call and a walkthrough, we put a written cash offer in front of you, usually within 24 to 48 hours. There's no obligation to accept it. If you do, we close through a local title or escrow company on the date you pick.

What to expect

  • A written cash offer, usually within 24–48 hours of the walkthrough
  • No repairs, cleaning, or showings
  • No commissions and no fees from us
  • Normal closing costs paid by Jesemm West
  • Closing through a local title or escrow company, typically within 7–30 days
02

Wholesale Real Estate

Not every property we put under contract is one we renovate ourselves. A house might be a better fit for a buy-and-hold landlord, or a parcel of land might suit a builder. Rather than turn the seller away, we may assign our purchase contract to another real estate investor.

For the seller, the agreed price, the as-is condition, and the closing date stay the same. Closing still happens through title and escrow, and the buyer pays the price in your contract. If we expect to assign a contract rather than close on it ourselves, we'll tell you before you sign.

Wholesaling is part of how we're able to make an offer on more kinds of properties — including land — across the areas we serve.

What to expect

  • The same written offer and contract terms you agreed to
  • As-is purchase with no repairs required
  • Closing through title and escrow on the agreed date
  • We tell you up front if we plan to assign the contract
03

Fix & Flip Renovation

When we buy a house to renovate, the work that would have fallen on you becomes ours: the roof, the systems, the kitchen and baths, the flooring, the paint, and whatever else the property needs to be brought back up to standard.

That's the reason we can buy houses as-is. We price the renovation into our offer up front, so you aren't asked to fix a list of inspection items or offer credits during escrow. You walk away from the house in its current condition, and the rehab is our project from closing day onward.

Working on homes around Fresno and Clovis also means we know the issues that come up often in the Valley — aging HVAC systems that work hard through the summer heat, older roofs, and dated plumbing and electrical in mid-century houses — and we account for them when we make an offer.

What to expect

  • Repairs and renovation priced into the offer up front
  • No inspection repair requests or credits during escrow
  • Houses bought in any condition, occupied or vacant
